Why East Naples

East Naples: One of Naples’ Most Underrated Places to Buy

East Naples may not always be the first area buyers mention when they begin searching in Naples, Florida, but that is exactly why it deserves a closer look.

The area is changing. New communities and new businesses are coming in, established neighborhoods offer a range of home styles and buyers can still find opportunities that may be harder to come by closer to the coast. Depending on where you are in East Naples, you may be approximately five miles from Downtown Naples and the Gulf beaches.

For buyers who want the Naples lifestyle, convenience and the possibility of getting more for their budget, East Naples could be a very smart place to begin.

A convenient location close to Downtown Naples

One of East Naples’ biggest advantages is its location.

From many East Naples neighborhoods, it is a relatively short drive to Fifth Avenue South, Third Street South, the Naples Design District and the restaurants, shops and events of Downtown Naples. The Gulf beaches are also nearby, with several public beach access points along the Naples coastline.

East Naples also provides convenient access to:

  • Marco Island
  • US 41 and Collier Boulevard
  • I-75 and Alligator Alley
  • Naples Botanical Garden
  • Celebration Park and the Bayshore Arts District
  • Golf courses, pickleball and outdoor recreation
  • Shopping, dining, healthcare and everyday services

Actual mileage and drive times vary by neighborhood, traffic and destination, but the broader benefit is clear: East Naples can place you close to Downtown Naples and the coast while keeping you connected to the rest of Collier County.

New communities are bringing fresh energy

East Naples includes established neighborhoods, gated communities, golf communities, condominiums, villas and newer construction. That variety makes it useful for buyers with very different priorities and budgets.

New residential and mixed-use development is also bringing renewed attention to the area. Buyers can explore low-maintenance homes, amenity-rich communities and new construction while remaining within easy reach of the older, more established parts of Naples.

This does not mean every new home is automatically the best value. Builder incentives, homeowners association fees, Community Development District fees, insurance, flood zones and future construction around the property all need to be reviewed carefully. The advantage is that buyers have choices.

Can you still find a deal in East Naples?

Yes, but “a deal” does not necessarily mean the least expensive listing.

It could mean finding a condo or villa with more space than a similarly priced property farther west. It might be an established home with renovation potential, a newer property with builder incentives or a home that has been on the market long enough for the seller to consider a well-structured offer.

Recent market data helps put the opportunity in context. In August 2026, the Naples market recorded a median closed price of $575,000, 5.4 months of supply and 72 days on market. A separate South Naples market measure covering the three months ending in August reported a median sale price of approximately $415,300 and an average of 97 days on market.

Those figures cover broader market areas rather than one precisely defined East Naples boundary, and individual communities can vary significantly. Still, they show why buyers should not dismiss this part of Naples. There may be more room to compare properties, negotiate and find value than many buyers expect.

More shopping and dining are planned

Another development drawing attention is a planned Whole Foods Market at a proposed mixed-use project near Davis Boulevard and Santa Barbara Boulevard.

Plans reported for the project include new retail and restaurant space along with apartments and townhomes. Because the development remains planned, details and timelines may change. Even so, it is another sign of continued investment and growing interest in the East Naples area.

Golf without being far from everything else

Golf remains part of the East Naples lifestyle, with public, private and bundled-golf options found throughout the surrounding area. For some buyers, the appeal is not only living in a golf community. It is having courses nearby while also staying close to Downtown Naples, beaches, dining and other activities.

Buyers should compare more than membership costs. Initiation fees, annual dues, waitlists, bundled requirements and renovation assessments can differ considerably from one community to another.

Is East Naples right for you?

East Naples may be worth exploring if you want:

  • Proximity to Downtown Naples Shopping, Dining and Gulf beaches
  • A broader selection of property types and price points
  • Newer communities or new-construction choices
  • Established neighborhoods with renovation potential
  • Convenient access to Marco Island and major roads
  • Golf, recreation and nearby community amenities
  • The possibility of finding more value for your budget

The best way to understand East Naples is to compare communities in person. A neighborhood that looks farther east on a map may be only a few minutes from the places you visit most, while two similarly priced communities may have very different fees, rules, insurance considerations and amenities.

If you are considering East Naples, I can help you compare available homes, community costs, locations and lifestyle options so you can decide what genuinely fits your needs.
