What August’s Numbers Reveal About the Bonita Springs Real Estate Market

The August numbers offer a useful snapshot of where buyers are spending, how purchases are being funded and how current sales activity compares with previous years.

Bonita Springs recorded 125 residential sales in August 2026. That is an increase from 115 in August 2025 and 111 in August 2024, although activity remains below the elevated levels recorded from 2019 through 2021.

Let’s look beyond the headline number.

Sales Activity Is Moving Up Again

Bonita Springs recorded 125 residential sales in August 2026, up from 115 in August 2025 and 111 in August 2024. That marks two consecutive years of increased August sales activity.

The market has not returned to the unusually high levels recorded between 2019 and 2021, but the recent improvement suggests that buyers are continuing to move forward when the property, price and terms align.

More Than Half of Sales Were Between $200,000 and $600,000

The $200,000–$400,000 range accounted for the largest share of August sales at 29.6%. Another 24.8% sold between $400,000 and $600,000.

Combined, 54.4% of sales occurred between $200,000 and $600,000. At the upper end, properties priced at $1 million or more represented a notable 16.8% of closed sales.

Cash accounted for 57.3% of the purchases shown, while conventional financing represented 37.9% and FHA financing accounted for 4%.

For financed buyers, preparation matters in a market where cash purchasers represent such a substantial share. A strong preapproval, realistic timelines and well-considered terms can help make an offer more competitive.
